The weather in this part of the Southeast is excellent. Spring is usually short and mild, with occasional moderate storminess. Summer days are warm, with temperatures averaging between 85 and 95 degrees. Autumns are characterized by long periods of mild, sunny weather. Winters are generally short and moderate, alternating between cold and pleasantly mild periods. You can expect the growing season to be between 210 and 240 days, with the first heavy frost around November 30th. The average range of temperatures for January is 34 to 57 degrees and the average for July is 85 to 95 degrees. Relative humidity is moderately high. Monthly averages for both morning and afternoon are higher in summer and winter than in the spring and autumn. Rainfall varies dramatically from year to year. Great extremes in annual rainfall are not unusual, even to the extent that there may be twice as much rain in a wet year as in a dry one. Autumn is the driest season and October is the driest month. March typically has the most rainfall and July is usually the second wettest month. The average rainfall is about 46 inches.

Making An Offer >Keeping Your Earnest Money Safe

When you make an offer on a house, it is accompanied by an earnest money check. Earnest money is intended to demonstrate that you are "in earnest" about purchasing the property. The earnest money check is made out to the listing company. What happens to this check?

The party holding the check acts as an escrow agent until you go into closing. At that time you will receive credit for the amount of your check against the down payment and closing costs. Real estate brokers are required by law to keep escrow funds in a special account. These funds cannot be used to pay any other expenses associated with the sale. If you don't complete the transaction, the purchase contract determines the disposition of your earnest money funds. Be sure to review this part of your contract with the real estate agent.

If you are in default on your agreement, the funds may go to the sellers, so be sure that you understand the deadlines in order to avoid breach of contract and forfeiture of your deposit. If you have any questions, be sure to ask your real estate agent for advice.
